American League: Second-hand housing registrations under HK$6 million are expected to hit an 11-year high of 30,000 in Hong Kong

The Zhitong Finance App learned that according to data from the Integrated Land Registry of the Midland Property Research Center, the number of second-hand housing registrations of HK$6 million or less in Hong Kong was outstanding this year. A total of 28,358 cases were recorded during the year, surpassing 27,334 cases of similar price in 2024, and has reached an eight-year high. According to current trends, it is estimated that the number of second-hand housing registrations of HK$6 million or less this year will challenge the level of 30,000 units. At that time, it will further hit an 11-year high after 2014.

Midland Property analyst Shum Chung-kim pointed out that the number of second-hand residential registrations of HK$6 million or less has risen for 3 consecutive years, and this year's performance continues to rise. I believe that falling interest rates and rising rents will attract some users to “sublet to buy” and actively seek medium- to low-priced properties to get on the bus. At the same time, rental returns for low-priced properties remain high, which also attracts long-term investors to enter the market. Driven by the above factors, the number of second-hand housing registrations of HK$6 million or less has surpassed last year's level, and is expected to break the 30,000 mark throughout the year.

If Hong Kong is divided into 18 districts, the largest 3 districts in 2025 (as of December 8) in second-hand housing registration cases of HK$6 million or less are all from the New Territories. Among them, Yuen Long District of Hong Kong recorded 2,880 registrations of HK$6 million or less during the year; Tuen Mun District followed with 2,499 cases, ranking second; and Shatin recorded 2,390 cases, ranking third.

As for regions with also more than 2,000 cases, including Yau Tsim Wong District, which ranked fourth, the district recorded 2,225 second-hand registration cases of HK$6 million or less, making it the region with the highest number of related price cases in Kowloon; the fifth place was Hong Kong Island Eastern District, which recorded 2,161 cases during the year, the highest number in Hong Kong Island.
