China Index Research Institute: Industry competition shifts from quantity to quality under pressure from the overall scale of 2 housing enterprises delivering more than 30,000 units in the first half of 2026

The Zhitong Finance App learned that on July 14, the China Index Research Institute released the delivery scale ranking of Chinese real estate companies for the first half of 2026. At this stage, buyers are more rational in buying homes, focusing on real estate companies' actual delivery standards, community property operation, and the overall living quality of products. The industry has entered a high-quality development cycle. Only by balancing high-quality construction and long-term service operation and comprehensively upgrading their comprehensive competitive strength can housing enterprises continue to gain buyers' reputation and stabilize market share. In this context, the China Index Research Institute conducted a statistical analysis of the delivery scale of typical real estate companies in the first half of 2026, followed the latest developments in the industry, and provided a reference for industry research and judgment.

Delivery scale

Since 2026, along with the advancement of the industry's inventory removal process, the increase in the share of existing housing sales and the deepening of supply-side structural reforms, the completion and delivery of high-quality projects in key cities has accelerated, leading housing enterprises have reshaped industry standards through models such as “zero delay in delivery” and “delivery and certification”, and the overall market has transformed into “quality delivery+long-term service”. Although the short-term scale of completion is still affected by market adjustments, policy support and corporate strategy transformation are gradually strengthening the resilience of the completion side, providing support for the industry to establish a solid foundation and stabilize.

Judging from the number of sets delivered by enterprises, in the first half of 2026, 2 companies delivered more than 30,000 sets, and 10 companies delivered more than 10,000 sets. Compared with the same period last year, the number of units delivered by enterprises generally declined. The top 10 companies on the delivery list delivered an average of 21,170 units, down 32.7% year on year; TOP20 companies delivered an average of 13,248 units, down 37.7% year on year; and TOP30 companies delivered an average of 9617 sets, down 41.0% year on year. On the one hand, the decline in delivery scale is due to a decline in sales scale. In 2023-2025, the sales area of commercial housing across the country decreased by 8.2%, 12.9%, and 8.7%, respectively; on the other hand, insurance delivery tasks for insurance companies were fully completed by the end of 2025, leading to a decline in delivery scale in 2026.

Product implementation and optimization services

The first phase of the project was delivered 60 days early in October 2023, the second phase was delivered 151 days early in August 2024, and the third phase was delivered 80 days ahead of schedule in August 2025.
