JLL's official WeChat revealed a few days ago that Ikea's parent company, Ingka Group, has commissioned its exclusive agent to sell 8 domestic self-owned commercial assets, involving a property area of 498,000 square meters. According to public information, the asset package for sale covers 8 properties located in Guiyang, Baoshan, Shanghai, Panyu, Guangzhou, Zhongbei, Tianjin, Harbin, Nantong, Xuzhou, and Ningbo. Among them, Ikea Furniture Plaza in Baoshan, Shanghai has a property area of 105,000 square meters, making it the largest single project. This is also Ikea's largest centralized disposal of its own assets in the nearly 30 years since it entered the Chinese market. In response to this, Ikea said that it has recently commissioned a professional agency to carry out follow-up disposal work on some self-owned properties in shopping malls in the Chinese market that have already been suspended. According to information from relevant IKEA sources, IKEA is promoting capital expansion in four major directions: optimizing the layout of large stores, expanding small stores, developing local home improvement businesses, and promoting the introduction of local capital into shopping malls. This series of adjustments is a choice adapted to China's housing stock era and the downward cycle of commercial real estate, and does not represent withdrawal from the Chinese market.
