From what we can see, insiders were net sellers in Town Centre Securities Plc's (LON:TOWN ) during the past 12 months. That is, insiders sold the stock in greater numbers than they purchased it.
While we would never suggest that investors should base their decisions solely on what the directors of a company have been doing, logic dictates you should pay some attention to whether insiders are buying or selling shares.
Over the last year, we can see that the biggest insider sale was by the Non-Executive Director, Michael Ziff, for UK£60k worth of shares, at about UK£1.17 per share. So it's clear an insider wanted to take some cash off the table, even below the current price of UK£1.31. As a general rule we consider it to be discouraging when insiders are selling below the current price, because it suggests they were happy with a lower valuation. However, while insider selling is sometimes discouraging, it's only a weak signal. It is worth noting that this sale was only 2.2% of Michael Ziff's holding. Michael Ziff was the only individual insider to sell over the last year.
Michael Ziff ditched 76.28k shares over the year. The average price per share was UK£1.19. You can see the insider transactions (by companies and individuals) over the last year depicted in the chart below. By clicking on the graph below, you can see the precise details of each insider transaction!

I like to look at how many shares insiders own in a company, to help inform my view of how aligned they are with insiders. We usually like to see fairly high levels of insider ownership. It appears that Town Centre Securities insiders own 28% of the company, worth about UK£15m. This level of insider ownership is good but just short of being particularly stand-out. It certainly does suggest a reasonable degree of alignment.
The fact that there have been no Town Centre Securities insider transactions recently certainly doesn't bother us. Still, the insider transactions at Town Centre Securities in the last 12 months are not very heartening. The modest level of insider ownership is, at least, some comfort. While it's good to be aware of what's going on with the insider's ownership and transactions, we make sure to also consider what risks are facing a stock before making any investment decision. For example, Town Centre Securities has 2 warning signs (and 1 which is significant) we think you should know about.
