Details of Asset : Leasehold rights over land (approximate area of 12 rai 2 ngarn and 50.289 square wah) and buildings of TU Dome Residential Complex, comprising four residential buildings with plaza area. They are one unit of 10-storey service apartment building with an underground floor and three units of 9-storey dormitory building with underground floors (Lease period is 30 years and the lease ended December 25, 2038). 2. Type of Asset : Leasehold right over land and residential building with plaza area 3. Location : 98/16 Moo 18 Cheangrak Road, Khlong-Nueng Sub-district, Khlong-Luang District, Pathumthani Province 4. Appraisal Value * : Baht 358,000,000 (October 24, 2025) 5. Appraiser : 15 Business Advisory Limited * The appraiser applied income approach method to assess value of the properties as they are income-generated assets. The appraiser used net present value of projected income receivable by the Fund deducted by projected expenses over the remaining lease period for 13 years 2 months 2 days which ended December 25, 2038, based on a discount rate of 12% per annum. Such method considered asset utilization under the agreements that the Fund entered into.
