Management Discussion and Analysis Company name : MULTI-NATIONAL RESIDENCE FUND Year : 2026 Quarter : Quarter 2 Ending : 30-Jun-2026 Note : Ref: MFC PT. 041/2026 August 13, 2026 Director and Manager The Stock Exchange of Thailand Dear Sir, Re: Clarification for the change of Fund's performance over 20% MFC Asset Management Public Company Limited, as the Management Company of Multi-National Residence Fund ("the Fund"), would like to offer an explanation for the change of the Fund's performance for quarter 2 ended 30 June 2026 over 20% from the same period last year as follows; For the six-month ended 30 June 2026, the Fund had increase in net assets from operations of Baht 8.92 million, compared with a net increase of Baht 6.62 million in the same period last year, or an increase of 34.62% from an increase revenue and a decrease expense as follows. - The Fund had total revenue of Baht 17.07 million, compared with Baht 15.90 million from the same period last year, or an increase of 7.39% from occupancy rate. - The Fund's expense was Baht 8.15 million compared with Baht 9.27 million in the same period last year, or a decrease of 12.09% from repair and maintenance expenses.
