Hong Kong Real Estate: Second-hand sales of sandwich houses in Hong Kong picked up before August and hit a record high in the same period in 3 years

The Zhitong Finance App learned that Wang Pindi, director of the Hong Kong Real Estate Research Department, said that according to data from the Land Registry, a total of 109 second-hand housing transactions were registered in the first 8 months of this year in Hong Kong, an increase of about 11.2% over 98 units in the same period last year, setting a record high for the same period of 3 years.

The performance of residential transactions has improved this year, and the second-hand sandwich housing market has also improved. However, since the transaction base of the Jiawu community is generally small, the number of transaction registrations in individual neighborhoods is easily driven by a small number of transactions, resulting in obvious differences in the performance of each community. According to the data, in the first 8 months of this year, the second-hand sales volume in the 10 Jiawu communities showed a “five rise and five drop” pattern.

Specifically, among the communities that recorded a year-on-year increase, Shatin Qingbi Garden had the most outstanding performance, recording 7 transaction registrations, a 2.5 times increase over 2 in the same period last year; Diamond Hill Yue Ting Xuan recorded 15 transaction registrations, an increase of 2 times over the previous year; and Diecui Xuan in Tseung Kwan O recorded 27 transaction registrations, an increase of about 68.8% over 16 in the same period last year.

On the other hand, among the second-hand homes where second-hand sales volume declined year on year, Tsing Yi's Hongfu Garden recorded only 2 sales registrations, a decrease of about 66.7% compared to 6 units in the same period last year; Kwai Chung Haojingtai recorded 10 transaction registrations, a decrease of about 52.4% compared to 21 units in the same period last year; and Ma On Shan Grand View recorded 8 units registered, a decrease of about 38.5% compared to 13 units in the same period last year.

In terms of rankings, Tseung Kwan O had the highest second-hand sales volume in the first 8 months of this year; Diamond Hill Yuetingxuan followed with 15 sets; Ap Lei Chau Yuehai Huating and Ho Man Tin Xintuxuan both recorded 14 units, tied for third place. Both increased by about 55.6% over 9 units in the same period last year.
