Former Notorious Denver Western Wear Store Sells for $11M

Sidford Capital sold the onetime western wear superstore off Interstate 25 in Denver. The 4.8-acre site in Greenwood Village, CO, was purchased by Denver’s Grace Chapel for $11.07 million, which hopes to convert the building into a 1,000-seat worship center.

Sidford paid $8.3 million for the property in 2019.

Built in 1977, the 86,000 square foot property at 8500 East Orchard Rd was formerly the site of a Shepler’s Western Wear store, and after that, the Boot Barn. The building features unobscured western views of the Rocky Mountains, exposed timber beams and a 30’ vaulted ceiling.

Jon Hendrickson and Aaron Johnson with Cushman & Wakefield represented Sidford Capital in the deal.
