The Zhitong Finance App learned that the Hong Kong Rating and Property Valuation Department has just announced the property price index. In August 2026, the private residential sales price index was reported at 320.5 points, up 0.06% month-on-month. Property prices have increased 6.98% in the first 8 months of 2026. Driven by the peak summer rental season in August, the rent index continued to reach a record high, rising 1.64% month-on-month. Chen Yongjie, Vice Chairman of the Asia Pacific Region of Central Plains Real Estate and CEO of the Housing Department, said that the decline in the Hong Kong Differential Assessment Service's property price index last month was mainly affected by rain and the World Cup. As the competition ended, the weather improved, and the building viewing activities returned to their original level, and property prices stopped falling and rebounded with trading support.

In terms of leasing, the August rent index mainly reflects the beginning of the peak rental season in July. Many families, professionals, mainland students and overseas students are actively looking for rental properties in preparation for the new school year.

Chen Yongjie pointed out that the latest Policy Address did not focus much on the property market, but attracting talents is still the general direction of the government. As the number of talents continues to increase, demand for housing in Hong Kong increased unabated. With rent support, property prices continued to rise in the fourth quarter. Coupled with the latest US interest rate meeting, the Bank of Hong Kong has not followed the pace of interest rate hikes and strengthened buyers' confidence in entering the market. At the same time, the recent meeting between the heads of state of China and the US also reflected the harmonious relationship between the two sides, which is good news for the property market. The first-hand market has temporarily recorded more than 1,100 transactions this month, which is expected to increase by nearly 30% compared to the 1,095 cases recorded last month.
