What Scout24 Taught You Before A 33% Fall

Simply Wall St·10/03/2026 23:18:06
Listen to the news

Scout24 spent the year highlighting AI tools, higher margins and larger buybacks, yet anyone who simply owned the shares saw a very different outcome. Investors who held Scout24 over the past year are down 32.9%, including dividends. If you were weighing an investment back on 2 October 2025, with both bullish and bearish analysts pointing to margin expansion, what clues were already on the table that this kind of hit was possible?

This theme extends beyond Scout24. See which of 146 AI small caps may still merit a closer look.

What Scout24 Investors Were Really Arguing About

The shares cost €104 at the start of the period, and anyone looking at Scout24 then had to pick between two very different stories about where the business could go.

The bullish narrative pointed to a Fair Value of €123, a price implied by forecasts, based on AI integration, a 9.3% annual revenue growth assumption and profit margins reaching 36.4% within three years.

The bearish camp saw Fair Value closer to €85.31, assuming dependency on the German property market, tighter GDPR rules and pressure on data monetization would cap longer term prospects.

What The Results Changed For The Scout24 Debate

Scout24’s Capital Markets Day in 2026 put AI at the center with its Agentic OS and a long term target of about 64% EBITDA margin by 2028, which clearly leaned toward the bullish efficiency story. At the same time, revenue of €192.688m and net income of €63.166m in Q2 2026, with net margin at 32.8%, showed stronger profitability. The evidence largely supported the optimistic case.

For a different stock, test any AI or efficiency promise against one simple trackable line. Watch whether net margin and cash returns per share actually move toward the ambition set out in earlier presentations.

What Scout24’s Lower Price Now Asks You To Believe

Scout24 now trades at €68.55, well below where the year began, while the selected Narrative’s Fair Value sits above the current price. That view rests on AI tools and higher margin services doing heavier lifting than many expect.

For that figure to be reached, a buyer today would need to assume AI driven products materially lift average revenue per user and help sustain elevated profitability.

"Analysts broadly agree that revenue growth is supported by customer and subscription growth; however, this likely understates the accelerating impact of early-stage AI integration across products like Propstack AI, which is already driving 50%+ revenue surges and is positioned to unlock a step-change in ARPU and monetization as listing, search, and transaction services become fully digitized and automated, further boosting both revenue and net margins."
