Essential Properties Realty Trust came into Friday with a bruised three month run, down about 18.8%, then ripped 5.5% higher to US$26.26 as traders reacted to fresh Q3 2026 numbers. On the surface, the story looks simple. Adjusted funds from operations, or AFFO, hit US$111.9m with AFFO per share at US$0.51 and management lifted full year and 2027 guidance.
The real punchline sits further out. That guidance bump and the firm’s emphasis on free cash flow and leverage shape the multi year case for this net lease REIT much more than one strong quarter ever could.

For the bullish view that Essential Properties Realty Trust can keep compounding through relationship driven deployment at healthy yields, the key question is whether execution is still lining up with that ambition.
"The company’s ability to consistently source accretive sale leaseback deals with middle market operators, including 84% of Q2 2026 investment volume at an average US$3.1 million per property and GAAP yields of 9.1%, continues to support growth in rental income and AFFO."
Q3 numbers largely back this up. Investments reached US$342m at 7.7% initial cash and 9.4% GAAP yields, 91% from sale leasebacks, and AFFO per share rose to US$0.51 with guidance raised again.
The bear camp focuses less on rent checks and more on what happens when cheap funding rolls off and equity issuance layers in.
"Refinancing the February 2027 term loan, which is currently fixed around 2.26%, is expected to be dilutive by roughly US$0.04 to US$0.06 of AFFO per share under most replacement debt scenarios."
Management has partly defused this by prepaying the 2027 term loan and pushing the next maturity to 2028. However, refinance and rate risk has not disappeared. Swaps expire in November, the revolver becomes floating, and guidance explicitly bakes in higher mid to high 6% incremental funding costs.
