Hyatt Hotels stock slipped 2% today to about US$180 after its Q3 2026 earnings hit the tape, giving the impression of a routine cool down after a strong month. The headline story is less about a single quarter of profit and more about a business that has turned solidly profitable over the past year while still carrying a rich 91.5x trailing P/E.
Short term traders are reacting to the price tick. Longer term holders are likely staring at a very different picture, one that combines rising system-wide revenue per available room and a fee driven model with debt that is not yet comfortably covered by operating cash flow.

The bullish story around Hyatt Hotels rests on fee scale turning into cash that the business can reinvest or return.
"The main thing that has to go right is that Hyatt Hotels continues to convert a large share of adjusted EBITDA to free cash flow while adding rooms at the targeted organic growth rate, despite regional volatility and delayed asset sales."
Q3 points in the right direction. Gross fees rose 15.2% and adjusted EBITDA increased about 19% after asset sale adjustments. Guidance calls for at least 50% EBITDA to free cash flow conversion, US$580m to US$630m of 2026 free cash flow and roughly 6% net rooms growth.
The bear case argues that regional softness and slower asset recycling could undercut Hyatt Hotels’ shift to a cleaner fee stream.
"The delay in selling Hyatt Grand Central New York and the expectation that the deal will not close in 2026 point to execution risk around asset sales. Further setbacks in asset monetization could slow progress toward an asset light model and reduce flexibility for capital returns, which would affect cash generation and potentially free cash flow per share."
Middle East RevPAR fell 3% and weaker Mexico demand hurt distribution EBITDA, so regional risk is visible. Asset sales, including Hyatt Grand Central New York, remain pending. Capital returns were lifted to US$375m to US$425m, so cash generation is holding for now despite those delays.
